Challenges with Industrial Roofs

Industrial roofs face several key challenges that require specialized solutions. Common industrial roofs like metal roofs and low-slope roofs are particularly susceptible to issues such as normal wear and weather-related damage. Modified bitumen and spray polyurethane foam are commonly used materials, but they can often degrade over time, leading to leaks and insulation problems.

A lot of industrial spaces are broken up into smaller areas which require the incorporation of features to bring natural light in, like adding more skylights, which can complicate roof design and maintenance. Multiple layers in industrial roofing systems also add to the complexity, making regular inspections and timely repairs essential to prevent costly disruptions.

Industrial Roof Case Study: Logistics & Supply Warehouse, Visalia, CA

BT Roof undertook a significant restoration project for a Logistics and Supply Warehouse in Visalia, CA. This project, commissioned by the Utah Retirement System REIT, involved the restoration of an 800,000 sq ft flat roof. The scale and complexity of this project underscored BT’s expertise in managing large industrial roofing projects efficiently.

The initial step involved the removal of the existing vinyl roof system. BT’s crew carefully ribbon-cut the material at the fastener points and rolled it up, leaving the existing insulation intact as much as possible to save on budget and reduce landfill impact. Planning was essential, given the need to manage 800,000 square feet of TPO, new insulation, drainage crickets, and thousands of fasteners.

Flat roof drainage was a critical aspect of this project. BT’s team built 11-inch crickets to direct water flow off the roof efficiently. This enhancement was vital to manage the load of water, which can weigh up to 4.1 million pounds across the roof’s surface. The installation process was meticulously planned, ensuring that each TPO sheet was correctly positioned to support optimal drainage. BT’s crews used up to seven different-sized fasteners during the installation, operating with up to five robots to complete around 300 squares a day.

Steve Yocham, BT’s VP of Field Operations, emphasized the importance of maintaining a watertight environment:

“There are millions of dollars of machinery, equipment, and inventory in the warehouse. We understand that we need to keep the floor free from dust and water so that their business can go on while we are working on the roof.”

This case study showcases BT Roof’s commitment to high standards and efficiency in industrial roofing projects, showcasing our capability to handle large-scale restorations with precision and care.
