The Walnut Hill multi-unit apartment complex includes 90 residential units and a clubhouse across 11 buildings in Walnut Creek, CA. Facility owners engaged a roofing consultant in 2022, understanding that the 1963 vintage buildings needed a new roof.
Early communications between the consultant and the ownership group included conversations around a complete tear-off and reroof project. During discussions about the scope of the project and value engineering, Bigham Taylor’s Senior Project Manager, Jesse Reed, worked with the consultant to develop a plan to overlay the new roof system on top of the existing roof.

“An overlay absolutely saves money for the owners, but there are a number of variables involved before making a decision,” Jesse explains. “The condition of the existing roof is number one, then comes the okay from the city and the manufacturer. In this case, everyone was okay with it because there was only one existing roof.”
Communication with Walnut Hill tenants was paramount to the project’s success. Jesse explains that BT developed a rough schedule that included satellite maps of the complex with starting dates and updates along the way. “We let them know how long each phase was going to take and then updated them as the project progressed,” he says. “We lost a little time because we did this project over the winter, but we gave them a couple of weeks’ notice when work would start. Nobody was surprised.”
The complex’s layout became a puzzle for BT’s crew, especially when it came time to load materials onto the roof deck. BT solved it by creating bridges between buildings with railings, flags, cones, and extra protocols to keep crew and tenant safety top of mind.
After clean-up and a small bit of dry rot repair, BT installed felt underlayment and CertainTeed Landmark Solaris shingles. There were also gutter and downspout repairs and replacements.
All in all, Jesse says, the project went smoothly. “As soon as everything came together, we worked with the property managers to communicate with the tenants, and we got to work. The project wrapped up with minimal intrusion into the tenant’s lives, which is always our goal during residential projects.”
